I clean commercial carpets via Low Moisture Carpet Cleaning.

My Low Moisture carpet cleaning process works best for carpets with low to medium dirtiness. Carpets usually dry within 1-2 hours in most cases, depending on the humidity level.

If your carpet is trashed, you’re going to get better results from steam carpet cleaning. I can improve trashed carpets, but they really need Hot Water Extraction to get the best results.

My Low Moisture carpet cleaning includes a thorough vacuuming to remove as much dry dirt as possible. The more dry dirt removed up front, the better results overall.

More detailed info on my carpet cleaning process:

  • After removing as much dry soil as possible, then I pre-spray commercial carpets with a peroxide based carpet solution. This solution loosens up common soils well, while also removing all those coffee spill stains and misc food stains that are common in many offices and common areas.
  • After prespraying an area of carpet, I use a Counter Rotating Brush machine to brush it into the carpet.
  • Let it dwell for 7-10 minutes and then extract the dirty solution via my Namco carpet scrubber / extractor.
  • I do this process area by area. Once everything is done, I go around with a UV light, hunting for any left over stain residue and treat it as I find it.
  • It’s impossible to see the finished results until the carpet dries completely. As such, if anything needs touching up, just let me know and I’ll take care of it.

I don’t have a set sq ft rate, as all jobs are different depending on carpet type, dirt levels, traffic patterns and several other factors,

I will say, I have a $150 minimum charge in most cases, unless you’re close by and you just need a quick touch up.
